Occupancy times, Friday from 3PM (earliest) to 10AM on final day 1. The person who submits the booking request certifies that he or she is authorised to agree the booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date. The person must be a member of the party intending to occupy the property and be over the age of 18. 2. Deposits – Bookings will only be accepted upon receipt of a deposit payment of £100 which is non refundable. Provisional bookings will be held for a period of 3 working days only pending receipt of the deposit. After this time bookings will automatically be cancelled. 3. The applicants are liable for the payment of the balance of the cost, plus any additional charges, six weeks before the arrival date. Non payment by the due date will be treated as cancellation and the owners may re-let the property without reference to the applicants. 4. The information contained on this website is believed to be accurate. Whilst we takes all responsible steps to ensure the accurate reproduction of photographs, the holidaymaker must accept that minor differences between the text and photograph and the actual property may arise. All distances are approximate and facilities may be altered or withdrawn for reasons not within the owner's control and responsibility cannot be accepted or compensation considered. The owners also reserve the right to amend prices quoted due to errors or omissions. 5. Method of Payment – Payment must be made by cheque. Cheques should be made payable to Linda Green. Any charge raised against us by our Bank for handling dishonoured cheques will be passed on to the applicant. 6. Holiday Makers Obligations – The holiday makers agree: i) To pay for any losses or damages to the property and contents however caused, reasonable wear and tear excluded. Breakages should be reported as soon as possible. ii) To take good care of the property and leave it in a reasonably clean and tidy condition at the end of the letting. Cleaning services are not provided during the letting. If specialist cleaning is required after the letting this charge will be passed on to the holidaymaker. iii) To permit the owners (or their representatives) reasonable access to the property. iv) Not to exceed the number of people stipulated in the property description. v) Not to cause any annoyance or become a nuisance to occupants of adjoining premises. 7. Duration and Times of Lettings – Lettings are for a maximum of 4 weeks and commence at 3pm on the first day of the letting and end at 10am on the day of departure. The owners’ cleaners clean between 10am and 3pm on a Friday prior to your arrival and it is essential therefore that you do not arrive before 3pm. If incoming holiday makers arrive before 3pm and enter the property they will have to accept the property as it is and complaints regarding cleanliness will not be accepted. The booking cannot be extended unless approval in writing is given by the owners and the holiday makers will be liable for any cost of whatsoever nature incurred because of an unauthorised extension. 8. Non Availability of Property – If, for any reason beyond the owners control, the property is not available on the date booked, or the property is unsuitable for holiday letting, all rent and charges paid in advance by the applicants will be refunded in full but the applicant shall have no further claim against the owners. 9. Liability – The owners do not accept liability for any accident, damage, loss, injury, expense or inconvenience whether to person or property which the holiday makers or any other person may suffer or incur arising out of or in any way connected with the letting. 11. Complaints – All complaints must be notified to the owners immediately so that an on-the-spot investigation can be made if necessary and remedial action taken if required. In no circumstances will any complaint be accepted if raised after the holiday letting has ended when the holiday maker has denied the owners the opportunity of investigating the complaint and endeavouring to put matters right during the currency of the holiday letting. In no circumstances will any complaint regarding cleanliness be accepted after 10am on the Monday following the start of the holiday letting. 10. Pets – Pets are permitted with the prior consent of the owner and, where permitted, are to be kept under control. Pets are not permitted in the bedrooms or on the furniture and owners accept no responsibility for their safety. 11. Breach of Contract – If there should be a breach of any of these conditions, the owners reserve the right to re-enter the property and terminate the holiday letting without prejudice to the other rights and remedies of the owners.
